The Zillow Home Value Index (ZHVI) is a smoothed, seasonally adjusted estimate of the typical home value for a region and housing type. Rather than tracking only homes that happened to sell, it reflects the value of the entire housing stock, which makes it less volatile than a raw median sale price.
ZHVI is best read as a trend line for a market’s overall value level, not as an appraisal of any single property. Because it covers the full stock and is smoothed, it responds more slowly than listing or sale prices — useful for gauging direction and momentum over months and years.
