Median Listing Price

Definition

The median listing price is the middle value of the asking prices for all homes currently on the market in a geography. Half of active listings are priced above it and half below. Because it uses the median rather than the average, it is not distorted by a handful of very expensive or very cheap listings.

How to interpret it

Listing price reflects what sellers are asking, not what buyers ultimately pay, so it tends to run slightly ahead of final sale prices. Watch it alongside days on market and price-reduction share: a rising median listing price paired with growing price cuts often signals sellers are testing the ceiling of what the market will bear.
