Average Listing Price

Definition

The average listing price is the arithmetic mean of the asking prices of every home for sale in an area. Unlike the median, it is influenced by outliers, so a few luxury listings can pull it well above the typical home.

Formula

Sum of active listing prices / number of active listings

How to interpret it

Compare the average to the median: when the average sits far above the median, the market has a long tail of high-end inventory. For a sense of what a typical buyer faces, the median is usually the better guide.
