Active Inventory

Definition

Active inventory is the number of homes actively listed for sale in a geography at a given time. It is the supply side of the market and a key input to months of inventory.

How to interpret it

Rising active inventory gives buyers more choice and bargaining power and tends to slow price growth; shrinking inventory concentrates competition and supports higher prices. Compare it year over year rather than month to month, because listing activity is strongly seasonal.
